While much of Old Town Alexandria is fully built out at capacity with shops, restaurants and historic buildings, the area slightly north of King Street surrounding Braddock Metro station is likely to be Old Town’s next booming neighborhood.
With Metro access, proximity to the Potomac River and easy access to the GW Parkway (read: very few traffic lights), the City Planning office has done a great job cataloging development opportunity in this convenient location.
In the City of Alexandria’s small area plan for the Braddock Metro station, 17 development sites have been identified as retail, office and residential candidates - designations which presumably help development move more smoothly through the approvals process.
EYA is already well underway constructing the 5 city blocks which are now known as Old Town Commons: a mix of luxury townhomes and affordable rental apartments.
Later this year, Equity Residential is expected to start work on their expansive 340-unit luxury apartment community, The Madison, combined with another 23,000 s.f. of retail space at ground level (more than Monarch’s 17,000 s.f.).
Great news for Old Town, which continues to be unmatched in proximity to Metro, downtown DC’s business district, countless recreational amenities and Virginia’s favorable tax rates. With these additions in environmentally friendly new housing stock, the future’s looking pretty bright for north Old Town.
