What is Idylwood Hill?

Once part of St. Paul’s Lutheran Church, this parcel of land is being transformed into a boutique neighborhood featuring new EYA townhomes with optional elevators. Nestled into a naturally terraced landscape with stone-accented architecture and inviting outdoor gathering spaces, the neighborhood will be a quiet retreat just minutes to Tysons, Mosaic District, Downtown Falls Church and all your favorite Northern Virginia destinations.

How many townhomes will EYA be building at Idylwood Hill?

EYA will be building 70 new townhomes at Idylwood Hill. 66 of the townhomes will be for sale market rate townhomes, and 4 of them will be part of the Fairfax County Affordable Dwelling Unit (ADU) program.

What is the size of the community?

St. Paul’s Lutheran Church will be retaining approximately 3.5 acres of the total 10 acre site. Idylwood Hill will be built on the other approximate 6.5 acres. This will include the new townhomes and approximately 1.2 acres of open green space.

When are EYA’s townhomes projected to start construction, and when will homes be ready to move in?

Land development is underway. The homes are projected to start vertical construction in late Spring/early Summer 2027, with first move-ins projected for late 2027/early 2028. The entire townhome community is expected to be completed in 2029.

What will the townhomes offer?

The townhomes will offer 3-5 bedrooms, up to 4.5 baths, 2-car garage parking, eco-friendly all-electric design, loft level with rooftop terrace and optional private elevator (per plan and location within community).

How much does an optional elevator cost at EYA’s townhomes at Idylwood Hill?

The cost of the optional elevator varies per floorplan. For example, The Cedar optional elevator costs $65,300 and The Elm costs $69,500.

What are the costs of some of the other frequently purchased options?

What are some of the eco-friendly features offered at Idylwood Hill?

All the townhomes at Idylwood Hill will feature an environmentally friendly, all-electric design. That means no gas lines will be run to the homes and all the home systems and appliances will be electric, including HVAC, hot water system, range, and cooktop (with option for induction). You can also choose to add an optional EV charging rough-in and solar rough-in.

Furthermore, these homes are designed and built to be EarthCraft House Certified. EarthCraft House is a regional green building certification program developed by the Southface Institute that establishes rigorous, performance-based standards for residential energy efficiency, indoor air quality, and resource durability.

What type of heating and cooling is in the homes?

The townhomes will feature high-efficiency dual-zone heat pumps.

What onsite amenities will there be at Idylwood Hill?

Idylwood Hill will offer outdoor recreation and gathering spaces. These include walking trails, a landscaped central mews with seating areas and pollinator garden, park and children’s play area.

Are there any special incentives offered for EYA’s townhomes at Idylwood Hill?

If you use one of our preferred lenders and our preferred title company (Walker Title), both the Seller and the lender will contribute ½ point towards your loan and reimburse for credit and appraisal fees, and transfer and recordation taxes will be split.

What amount of deposit is required to purchase an EYA townhome at Idylwood Hill?

To purchase a townhome, 10% of the base price is due. This is made in 2 payments - an earnest money deposit of $10,000 made payable to EYA Marketing LLC, and then the balance of the deposit is made payable to SPLC Homes Associates LLC. Funds should be paid via an online payment link (Earnnest) or by wire transfer.

How can I purchase a home from the initial release?

The opening preview event will take place on Saturday, November 14th. This will be your first opportunity to learn more about the community and the homes. There will be EYA team members on hand to answer any questions you may have. Be sure to attend the event to take advantage of opening incentives!

Home Reservations Begin November 14th at 2 PM
If you are ready to purchase a home, our initial releases will be available to be reserved in person on a first-come, first-served basis Saturday, November 14th beginning at 2 PM. A deposit of $10,000 (payable to EYA Marketing LLC) will be required to reserve a home. The balance of your deposit will be due upon execution of the purchase agreement, which will occur within 7 days of your reservation.

If you are not ready to purchase a home, but would like to learn more: The evening of Saturday, November 14th following the event, all attendees will receive early access to the online calendar to schedule an in-person or virtual meeting. You must check-in at the event to receive this calendar link. Note that homesite availability at appointments will be affected by any homes that have already sold.

How does the HOA work?

• The monthly fees will be $225 for the market-rate townhomes.
• This includes the REA (Reciprocal Easement Agreement) fee for shared common spaces with St. Paul’s Lutheran Church.
• All homes pay 4 months assessment as an Initial Capital Contribution.

HOA Common Area Parcels & Amenity Spaces

• The HOA is responsible for all maintenance, managing and administering of common areas/amenity spaces within the Idylwood Hill property including the parks and associated amenities, etc.
• The HOA is responsible for hardscape maintenance of all townhome common areas, leadwalks and sidewalks.
• The HOA is responsible for landscape maintenance, mowing and watering of all townhome common areas – owners are responsible for watering their own ground plantings.

Parking

• All townhomes have 2 garage parking spaces and all owners are required to park in their garage spaces.
• There will be 38 townhome visitor parking spaces (including one ADA space).

Snow Removal

• The HOA is responsible for snow removal on all streets, alleys, sidewalks, leadwalks, stoops and steps.
  

Stormwater Management (SWM)

• The HOA is responsible for the maintenance of all SWM facilities, whether in the right-of-way (ROW) or private land. 

What is the warranty on EYA’s new townhomes at Idylwood Hill?

EYA’s homes are covered by what is called a 1/2/10 warranty. Up to year 1 after settlement, everything is covered; all mechanical/electrical/plumbing is covered up to year 2 after settlement, and then there is a structural warranty for up to 10 years after settlement. The warranty is backed by PWC.

What are the real estate taxes in Fairfax County?

In 2026, the total tax rate for Fairfax County real estate taxes was 1.125% of the assessed value. Tax rates are adjusted annually, so please check with the County, as rates may be different in 2029 when the homes are completed.

Which streets are public and which streets are private at Idylwood Hill?

All the streets and alleys within the Idylwood Hill property are private and maintained by the HOA/REA.

What type of outdoor grilling options are allowed?

As Idylwood Hill is an all-electric community, no natural gas lines are available to be plumbed. You may have a propane grill on the rooftop terrace or in the rear yard. No charcoal grills are permitted.
