Banner Heights is a new EYA neighborhood that will feature modern townhomes and onsite amenities, including a brand-new park with seating areas, children’s playground, putting green, landscaped courtyards, and more.
How many homes will be built at Banner Heights?
A total of 174 townhomes will be built. EYA will be building 136 of these townhomes.
Where exactly will Banner Heights be located?
Situated along South Van Dorn Street, Banner Heights will be located in the highly sought-after Kingstowne community in Alexandria, VA. The homes will be just steps to Kingstowne Towne Center, Kingstowne Lake, Synder Fitness Center, and Thomas Edison High School.
What is the size of the community?
The entire community (including park space) is 17.2 acres.
When is the community projected to start construction, and when will homes be ready to move in?
Land development is underway. The homes are projected to start vertical construction in Summer 2026, with first move-ins projected for Spring 2027. The entire community is expected to be completed in 2028/2029.
What will the townhomes offer?
The townhomes will offer 3-5 bedrooms, up to 4.5 baths, 2-car garage parking, eco-friendly all-electric design, an optional loft level with rooftop terrace, and optional private elevator (per plan and location within community).

What are some of the eco-friendly features offered at Banner Heights?
All the homes at Banner Heights will feature an environmentally friendly, all-electric design. That means no gas lines will be run to the homes and all the home systems and appliances will be electric, including HVAC, hot water system, range, and cooktop (with option for induction). You can also choose to add an optional EV charger outlet and optional solar rough-in or solar panels.
What type of heating and cooling is in the homes?
The townhomes will feature a high-efficiency single-zone heat pump with the 3-story plan, and high-efficiency dual-zone heat pumps when the optional loft level is purchased.
What onsite amenities will Banner Heights offer?
Banner Heights will offer a large park with gathering areas, children’s playground, outdoor fitness area, putting green, and landscaped courtyards with seating.

Are there any special incentives offered for EYA’s townhomes at Banner Heights?
If you use one of our preferred lenders and our preferred title company (Walker Title), both the Seller and the lender will contribute ½ point towards your loan and reimburse for credit and appraisal fees, and transfer and recordation taxes will be split.
How does the HOA work?
- The monthly HOA fees are $274 for the market-rate townhomes and $196 for the affordable dwelling unit (ADU) townhomes. This includes a $104 monthly fee for the Kingstowne Residential Owners Corporation (KROC).
- All homes pay 4 months assessment ($170 x 4 for market rate or $92 x 4 for ADU) as an Initial Capital Contribution.
- A $3,000 one-time initial payment plus an additional one-time payment of 0.001% of the final sales price of the home will be paid to KROC at settlement.
HOA Common Area Parcels & Amenity Spaces
- The HOA is responsible for all maintenance, management, and administration of common areas/amenity spaces within the Banner Heights property, including the park and associated amenities, street lights, furnishings, etc.
- The HOA is responsible for hardscape maintenance of all common areas, leadwalks, and sidewalks.
- The HOA is responsible for landscape maintenance, mowing, and watering of all common areas – owners are responsible for watering their own ground plantings.
Parking
- All townhomes have 2 garage parking spaces, and all owners are required to park in their garage spaces.
- 106 visitor parking spaces will be available on the streets throughout the community (including 3 ADA spaces).
Snow Removal
- The HOA is responsible for snow removal on all streets, alleys, sidewalks, and leadwalks – owners are responsible for stoops and steps.
Stormwater Management (SWM)
- The HOA is responsible for the maintenance of all SWM facilities, whether in the right-of-way (ROW) or on private land.
Will Banner Heights homeowners have access to the KROC amenities?
Yes, homeowners will be able to access the KROC facilities. KROC serves Kingstowne residents by providing access to recreation centers, maintaining open green spaces, trails and much more. Banner Heights residents will enjoy access to the KROC recreation centers and all the amenity spaces, including:
- Kingstowne Snyder Fitness Center and pool
- Kingstowne South Center and pool
- Thompson Fitness Center
- Numerous parks/green spaces and 12 miles of walking trails, totaling 1,200+ acres of open space across the community

What is the warranty on EYA’s new townhomes at Banner Heights?
EYA’s homes are covered by what is called a 1/2/10 warranty. Up to year 1 after settlement, everything is covered; all mechanical/electrical/plumbing is covered up to year 2 after settlement, and then there is a structural warranty for up to 10 years after settlement. The warranty is backed by PWC.
What are the real estate taxes in Fairfax County?
In 2026, the total tax rate for Fairfax County real estate taxes was 1.125% of the assessed value. Tax rates are adjusted annually, so please check with the County, as rates may be different in 2027 when the homes are completed.

All the streets and alleys within the Banner Heights property are private and maintained by the HOA.
What type of outdoor grilling options are allowed?
As Banner Heights is an all-electric community, no natural gas lines are available to be plumbed. You may have a propane grill on the rooftop terrace. No charcoal grills are permitted.
