The entire site is approximately 10.3 acres, of which 3.4 acres remain open space. The townhomes are located on 4.3 acres of land.

Land development is underway. The townhomes are projected to start construction in Late Spring/Early Summer of 2024 with first deliveries in late 2024 or early 2025. All the townhomes are projected to be completed by the end of 2026. The condominiums are projected to begin construction in the Summer of 2024, with the first building completed mid to late 2025.

10% of the Base Price of the home is required at time of contract, which will be written in 2 amounts – an earnest money deposit of $10,000 made payable to EYA Marketing LLC, and then the remaining balance is an option deposit made payable to PW Homes Associates LLC Example: Base Price $1,250,000 – Total Deposit due $125,000. Earnest Money Deposit of $10,000 and Options Deposit of $115,000. Funds can be paid via our easy online payment link (Earnnest), directly wired, or by check.


How do I purchase one of the initial townhome releases at Northside?

A preview event will be held on Saturday, February 17th from 12 pm to 3 pm. This will be an opportunity to learn about the community and initial homesite releases. Contracts will begin on Sunday, February 18th at 10 am on a first-come-first-served basis for those who wish to purchase. Beginning Saturday, February 17th at 6 pm, those who attended the event will be provided a link to be the first to schedule information/sales appointments starting Monday, February 19th at 10 am. Homesite availability at appointments starting Monday will be affected by any homes that have sold on Sunday, February 18th.

 
Who are the preferred lenders at Northside?

Are there any special incentives offered for the homes at Northside?

If you use one of our preferred lenders and our preferred title company (Capitol Title), we will split the transfer and recordation taxes on the home, both the Seller and the lender will contribute ½ point towards your loan and reimburse for credit and appraisal fees.  


How does the HOA work?
  • All homes are part of a Master HOA
  • Assessments
    • All EYA townhomes pay 4 months assessment as Initial Capital Contribution
    • Market-rate townhome fee is $200 per month.
  • Snow Removal
    • The HOA is responsible for snow removal on all sidewalks, alleys, and pedestrian hardscape areas.
    • The HOA is not responsible for snow removal in public streets (City of Rockville) after street acceptance.
    • Snow removal generally occurs at 2” for HOA-responsible areas, however, may vary depending on ice or other conditions. The City of Rockville will remove public streets of 1” to 3” within 24 hours, 3” to 9” within 48 hours, and up to 72 hours if more than 10”.
  • Parking
    • Street parking is public and intended for guest parking. There are 28 on-site visitor parking spaces.
    • Each owner is expected to park in their garage.
    • Visitors to the front-load garage townhomes may park 2 cars in the driveway so long as the cars do not impede pedestrian access on sidewalks.
    • All townhomes have 2-car garages.
    • Pulte condominiums will have their own visitor parking spaces.
  • Landscape Maintenance
    • The HOA is responsible for maintenance, mowing, and watering of all common areas – owners are responsible for their own ground planting.

 

What is the warranty on a new townhome at Northside?

The townhome is covered by what is called a 1/2/10 warranty. Up to year 1 after settlement, everything is covered, all mechanical/electrical/plumbing is covered up to year 2 after settlement, and then there is a structural warranty for up to 10 years after settlement. The warranty is backed by PWC.

 
Are real estate taxes different in the City of Rockville than in Montgomery County?

Yes – currently the tax rate for a home in the City of Rockville is 1.33% compared to 1.03% in Montgomery County. Tax rates are adjusted annually, so please check with the City of Rockville at time of purchase.

 
What other services does the City of Rockville provide?

At Northside, the City of Rockville manages all snow removal in public streets and trash removal. Snow removal in the alleys and on the sidewalks is private and contracted by the Homeowners Association. The City of Rockville does provide its own water and sewer services.

 

Which streets are public and which streets are private in Northside?

All the streets in Northside are public, however, all of the alleys behind the townhomes are private with public access easements.

 

Can I see comparable homes to the new townhomes in Northside?
  • The Cambridge floorplan without an elevator is similar to the Douglas model at Graham Park in Falls Church, VA.
  • The Cambridge floorplan with an elevator is similar to the Carmel model at Tysons Ridge in Falls Church, VA. The model home is projected to open in April 2024.
  • The Edinburgh floorplan with an elevator is similar to the Evanston model at Tysons Ridge in Falls Church, VA. The model home is projected to open in June 2024.
 

What are some of the included features in the new townhomes at Northside?

Can I have a natural gas grill plumbed on my rear deck or rooftop terrace?

No – the City of Rockville does not allow natural gas grills on decks or rooftop terraces of townhomes. You may use a propane grill on either. No charcoal grilling is allowed.

 

What type of heating and cooling is in the townhomes at Northside?

The homes feature a gas furnace on the lower two levels and a 2nd zone electric heat pump for the top two levels. Water heaters are gas tankless.

 

Will there be a sound wall constructed at Northside?

Yes – an approximately 20’ to 30’ tall sound wall will be constructed along a portion of the site that abuts I-270 and will wrap around to include a portion of the north side of the site that abuts the Montgomery County maintenance facility. This wall is expected to start construction in March 2024 and should be completed by Summer 2024. The height of the wall may vary based on the grade of the site in the location it is being constructed. All indoor and outdoor spaces are required to meet the noise requirements of Montgomery County.

 

What is the annual fee for the water company and how long is it paid for?

Annual fees are $2,155 per year and are paid for thirty-five (35 years) – this is independent of your regular water and sewer usage that will be based on your consumption.
