What is the vision of the Tysons Ridge community?

Situated above the growing vibrancy of Tysons, VA, Tysons Ridge will feature 104 distinctive new townhomes in an ideal inside the beltway location, moments to the premier retail, dining and entertainment of Tysons and Falls Church. The neighborhood will offer modern townhomes and thoughtfully designed community amenities including a fitness area, walking trail, meditation labyrinth, landscaped seating areas, pergola with firepit, children’s playground, and tree preserve area. Elevated above Leesburg Pike, the community entrance feature is called “the Ridge,” which will display unique landscaping and plantings offering a variety of seasonal views. Contemporary open floorplans and luxury conveniences such as optional elevators (per plan) make Tysons Ridge the perfect place to call home.

 

Where are the townhomes at Tysons Ridge located?

The townhomes at Tysons Ridge are located at 7700 Leesburg Pike in Falls Church, VA. The community is situated inside the beltway and is less than 1 mile from Tysons Corner and downtown Falls Church. The neighborhood is walking distance to Idylwood Plaza and Tysons Station. The West Falls Church Metro station (Orange Line) is located 1.5 miles to the East, and the Tysons Metro station is approximately 1.5 miles to the West (Silver Line).

 

How large is the Tysons Ridge community?

The entire Tysons Ridge community is 6.73 acres, of which 2.6 acres is open space. Of the 2.6 acres of open space, approximately 0.9 acres are designated for community parks and gathering areas.

 

How many model types are available and what are the home features?

The community will feature 104 townhomes, including 95 market-rate homes and 9 affordable homes. There will be four distinct market-rate floorplans that will range in size from 1,690 SqFt to 3,140 SqFt. Each home has four levels with 3 to 5 bedrooms and a loft with private rooftop terrace. The affordable homes will be 3 levels and offer 3 bedrooms and 2 baths. All homes will include 2-car garage parking. Optional elevators will be available per plan.

 

What are the approximate sizes of the townhomes at Tysons Ridge?

  • 1,690 SqFt for The Brookline
  • 2,350 SqFt for The Carmel
  • 2,840 SqFt for The Evanston
  • 3,140 SqFt for The Durham

 

When is the community projected to start construction and homes be ready to move in?

The demolition phase is complete and land development is complete. Road paving and vertical construction started in Fall 2023, with the first move-ins anticipated to begin Spring 2024. The entire community is projected to be complete by late 2025/early 2026.

What amount of deposit is required to purchase a home at Tysons Ridge?

The required deposit is 10% of the base price of the home, and it is due at time of contract. This can be paid either by check or wiring of funds. The payment is broken down into two parts – a $10,000 earnest money deposit and the balance being an options deposit. If the options purchased on the home are less than your options deposit, the remaining amount will be converted to an earnest money deposit.

What is the cost of an optional elevator?

The optional elevator costs between $66,500 and $69,500 depending on the floorplan. Not all homesites and floorplans are able to accommodate an elevator.

 


How can I prepare to purchase a home at Tysons Ridge?

The best way to prepare to purchase a home at Tysons Ridge is to get prequalified by one of our preferred lenders and review the floorplans and available homesites on our website. We have partnered with Wells Fargo, M&T Bank, and Truist to offer great loan programs. All of our lenders offer long-term rate locks as well. How do I get prequalified?

  •  Visit a lender’s website and complete the pre-qualification form
  • Provide the lender with basic financial information prior to taxes
  • After information is submitted, the lender will prescreen the applicant and do a “soft credit check” that does not affect your credit score



Are there any incentives available by using our preferred lenders?

If you use one of our preferred lenders and our preferred title company (Walker Title), the Seller and the lender will contribute ½ point towards your loan and reimburse for credit report and appraisal fees.

 


How does the Home Owners Association (HOA) work?

  • All homes are fee simple ownership and part of the HOA
  • The HOA is responsible for snow removal (including driveways and leadwalks), trash removal, community landscaping, and maintenance
  • Assessments: $195 per month
  • All homes pay 4 months assessment as Initial Capital Cost at time of settlement

 


What are the public schools for Tysons Ridge?

What is the warranty on a new home at Tysons Ridge?

The townhome is covered by what is called a 1/2/10 warranty. Up to year 1 after settlement, everything is covered, all mechanical/electrical/plumbing is covered up to year 2 after settlement, and then there is a structural warranty for up to 10 years after settlement. The warranty is backed by PWC. Restrictions apply and performance standards of what is warrantable and not warrantable is explained in the sample warranty documents you receive at time of contract.

 

Which streets and park areas are public and which are private at Tysons Ridge?

All streets in the community are private with an easement for ingress/egress. All park areas in the community are privately maintained by the HOA, however the public has an access easement to use them. The HOA may set up rules and regulations regarding the use of them.

 

How many visitor parking spaces are there at Tysons Ridge?

There are 71 spaces for visitor parking in the community (69 standard, 2 ADA). Owners of the homes are prohibited from parking in those spaces as each home includes private garage parking for residents.
