Last week was a milestone week for EYA's new community coming to the West Falls Church Metro station. After closing on the land, a groundbreaking event was held with EYA's project partners, Metro & Rushmark Properties, with local officials in attendance. EYA's portion of this new walkable, mixed-use neighborhood will include 82 new townhomes adjacent to the Metro station.

The partnership between Metro, EYA and Rushmark Properties (collectively Falls Church Gateway Partners) will transform 24 acres of Metro-owned parking lots into a vibrant new neighborhood that enhances transit accessibility and adds new housing, including affordable homes.
The project will be developed in three phases and include up to 1 million SF of new residential, office, and retail space. The residential portion will feature up to 810 apartments and 82 townhomes with affordable housing components. A new street grid will improve pedestrian, bike, and bus access, and the project will also include new public spaces such as civic plazas, pocket parks, and a dog play area.

The groundbreaking marked an exciting step forward for the project.
"Groundbreakings are about new beginnings, and West Falls Church is about to undergo a rebirth,” said Metro General Manager Randy Clarke. “With the Silver Line’s arrival, these lots became underused, creating an opportunity to build a community steps from the station. When we build more housing near transit, the entire region benefits -- from growing ridership to reducing traffic congestion to creating better quality of life opportunities and more access to jobs and entertainment.”
Metro Board Member and Fairfax County Supervisor, Walter Alcorn, added: “By transforming 24 acres of Metro-owned land into a vibrant, walkable, mixed-use neighborhood, this community will have a new place where people can live, work, and connect—without needing a car for every trip...This redevelopment - with new homes, offices, retail, and public spaces - shows what’s possible when Metro, Fairfax County, and our partners unite around a shared vision for smart, transit-oriented growth that benefits our residents, our economy, and our region.”

EYA's 82 townhomes are expected to deliver beginning in 2027. These new homes will offer exceptional walkability just steps to new retail, Metro, and community open spaces. Evan noted:
“This moment has been more than a decade in the making, and this area will turn into one of the region’s most exciting redevelopment corridors. With the new Meridian High School complete, the West Falls mixed-use project well underway, and the Virginia Tech and HITT property under construction, the redevelopment of the Metro parking lot is the final, critical link connecting these incredible projects directly to the Metro station.”
