We are pleased to share that EYA, in partnership with Simpson Development Company, has secured entitlement for 333 N. Fairfax, a new 32-unit townhome community coming to Old Town Alexandria, VA. This milestone marks a significant step toward transforming the current underutilized office site into a new residential neighborhood that reflects the character and history of Old Town while meeting the needs of today’s homebuyers.
EYA secured approvals in a mere 13 months, with unanimous support from the City of Alexandria’s Board of Architectural Review, Planning Commission and City Council. The approval marks a key milestone for an office-to-residential conversion of an underutilized commercial space into a new residential community in Old Town, one of the region’s most supply-constrained markets.
The process reflects a highly collaborative effort with City staff and stakeholders that will provide new housing inventory and tax revenue to the City of Alexandria. The approval highlights a broader trend of converting aging or underperforming commercial properties into residential uses in walkable, supply-constrained markets—an area in which EYA has strong expertise.

This new community will feature 32 townhomes (including two affordable dwelling units) offering rich architectural details, 2-car garage parking, rooftop terraces and private elevators. We expect to break ground and open for sales in spring/summer 2027.
Located just three blocks from King Street and one block from the Potomac River, this project will mark a return to Old Town Alexandria for EYA, where we have built some of our most iconic neighborhoods including Ford's Landing, The Oronoco, Old Town Commons and Robinson Landing.
